Location Description:
Situated on the north side of the Glacier Fork Knik River near its confluence with Metal Creek. The rolling landscape is covered with spruce, alder and cottonwood timber. The soil is sandy loam with good topsoil.
These two exclusive 5-acre parcels are
located in Grasshopper Valley at the mouth of Metal Creek on the north side of the Knik River on a Southwest-facing knoll looking out towards the Knik Glacier and Chugach State Park.
Property Description:
The properties are 25 miles northeast of Palmer (a short 15-minute flight from the airport in Palmer). Palmer is just 42 miles from Anchorage in the Matanuska-Susitna Valley. The parcels can be accessed by airplane, airboat, ATV,
hovercraft, helicopter, and snowmachine. Air taxi charters can be hired from Palmer.
Sitting on the edge of one of the embankments is an A-frame structure that could be used as employee or management housing with some additional work. The other parcel also has a cabin, but it may not be usable.
The Knik Glacier can be seen from both properties. A short hike up from the riverbed, the upper property levels out and is predominately flat. It is large enough to accommodate a hotel/lodge. Vegetation
consists of a thick covering of birch and spruce trees. The surrounding property rises up
behind the subject property affording more views and the possibilities of hiking the hills or traversing the old mining trails. There are two 40 acre gold claims next to the lower 5-acre parcel. The State of Alaska has a 100' wide, 25 mile long easement beginning at the trail head from Jim Creek to Knik Glacier, allowing

Abundant wildlife resides in the area. Hillsides are alive with sheep and goats year round; the river flats teem with moose. There are black and brown bear, wolves, coyotes, wolverines, fox, rabbits and numerous species of birds.
Offering the opportunity to develop a unique tourism site within a short distance of Anchorage, the fabulous setting high over the riverbed, the view looking out over the glacier and up the surrounding hills to the Chugach Mountains rising from the other side of the river and the flourishing wildlife all contribute to a world-class location.
There are no lodges in the immediate area. The closest overnight facility is located in Palmer. These parcels are two of the only three privately owned properties within 10 miles of the Knik Glacier. The surrounding lands are State owned.
The area provides excellent opportunity for glacier and wildlife viewing, hiking, mountain & glacier climbing, rafting, hunting, snowmachining, cross country skiing, gold panning, photography, helicopter & plane tours as well as good old fashioned relaxation. The Prince William Sound is just a quick flight over the glacier. The glacier is a fabulous backdrop for photographs; several movies and commercials have been filmed at Knik Glacier.
Another possibility for revenue would be to provide horseback trips to the higher slopes and out along the old mining trails. The property would also be the most spectacular remote homesite for enjoying the magnificent glacier and the surrounding splendor and serenity.
